As of March 2025, there are 24.1% more homes for sale than in March 2024. That’s a significant increase in inventory, giving buyers more choices and sellers a more competitive environment. Whether you’re eyeing a coastal cottage or a downtown condo in Portsmouth, the expanded supply means you’re more likely to find something that fits your needs.
“While more inventory means buyers will likely have more time to make purchase decisions in 2025, in any market, a fast-acting buyer will have a higher likelihood of making the winning offer,” says Realtor.com Chief Economist Danielle Hale.

Home Prices Are Easing, But Not Falling
The median price of a single-family home on the New Hampshire Seacoast dipped slightly—down 4.2% year-over-year, from $655,000 in February 2024 to $627,500 in February 2025.
It’s important to note that this doesn’t mean home values are declining. A lower median price typically indicates that more lower-priced homes are selling—not that overall value is dropping.
More Time to Make Your Move
With more homes available, buyers aren’t feeling quite as rushed. In fact, the average time on market in February 2025 is 31 days, giving you a bit more breathing room during the search and negotiation process.
Mortgage Rates & Market Timing
With inventory growing and prices softening slightly, this could be the window you’ve been waiting for—especially if mortgage rates hold steady or ease a bit. More homes, better pricing, and less pressure combine to create a more balanced market for spring 2025.
