We’re over halfway through 2024 and 2025 will be here before you know it. Today’s headlines and news stories make it tough to know what’s really happening because those stories are written for the national markets. The New Hampshire Seacoast Real Estate Market Is Normalizing.

From 2020 to 2022, home prices skyrocketed. That rapid increase was due to high demand, low interest rates, and a shortage of homes for sale. But, that kind of aggressive growth couldn’t continue forever.

As the chart above shows, there was a 10.5% increase in single-family home sales in the New Hampshire Seacoast from June 2023 to June 2024. I believe there will still be an increase in 2025 but it will likely be in the single-digit range.

Ann and I concur with this outlook, noting that increasing inventory and high mortgage rates are easing the upward pressure on prices.
