As we head deeper into fall, national headlines paint a picture of a housing market in transition. But what does that mean here on the New Hampshire Seacoast?

We’ve reviewed the latest Burns Real Estate Agent Survey (October 2025) and are sharing key insights—and how they compare to what we’re seeing right here in the Seacoast region.

National Market: Slowing Sales, Shifting Conditions. Only the Midwest and Northeast still show seller-friendly conditions.
Nationwide, resale home prices slipped -0.1% year-over-year, with many regions reporting slower activity and rising inventory. Some markets—especially Southern Florida and parts of Texas and California—saw price drops as steep as 6–7%.

The survey also showed:
- More inventory than buyers in most regions (38% of agents report excess supply)
- Only the Midwest and Northeast still show seller-friendly conditions
- Sales activity rated at 26 out of 100—well below seasonal expectations
- Buyer hesitation tied to high interest rates, affordability, and job security
What’s Different on the Seacoast?
While national numbers may feel discouraging, the New Hampshire Seacoast market tells a different story—especially in communities like Portsmouth, Rye, Dover, Exeter, and surrounding coastal towns.
Pricing remains stable to modestly positive, especially in desirable locations close to the ocean, beaches, and commuter routes.
Demand is still healthy, especially for well-priced, move-in-ready homes.
Multiple offer situations still occur in select price points—especially for homes under $750K and properties with water views or walkable locations.
Relocation buyers from Massachusetts and out-of-state are still fueling activity, particularly those seeking quality of life, lower taxes, and a strong coastal lifestyle.

Buyers Are Waiting on Rates—But They’re Still Looking
Nationally, 59% of agents said buyers and sellers would feel confident jumping back into the market at mortgage rates between 5.00% and 5.99%. While current rates sit around 6.3%, many Seacoast buyers are still exploring options, especially those paying cash or leveraging equity from prior sales.
In fact, cash buyers and equity-rich homeowners are still very active in our area.

What This Means for Seacoast Homeowners
If you’re thinking about selling your home along the Seacoast, now is a good time to get serious about preparation and pricing. Buyers are being more selective, but strong properties still move fast.
If you’re looking to buy in this market, know that you may have more negotiating room than in the frenzied days of 2021–2022—but the best homes still go quickly.
